We take care when you are not there...!

We are currently undertaking the caretaking of properties for absent owners and Holiday Let services in the Kyrenia area. Below are details, which we trust will provide valuable information concerning our services.

We work on the principle of a management fee directly paid to ourselves for services involved in the care of your home including maintenance, gardening and pool servicing and guests on a yearly contract.

In addition you will create a pool of money which will be drawn upon to pay the expenses as required. ( electricity, rates, phones, etc. )

Our services are flexible and individual to yourself and your property. Broadly speaking they can be shown as two areas:

1. Comprehensive maintenance / Caretaking of
property.

2. Holiday letting management.

1. COMPREHENSIVE MAINTENANCE

a) Complete inventory, internal and external

b) Regular checking of property whilst unoccupied.

c) Reporting to owner of all maintenance work required to building.

d) Arranging and overseeing, keeping close liaison with owner, and necessary repair/ regular maintenance work.

e) Dealing with any emergencies.

f) Payment of all household bills, e.g. Electricity, council and telephone etc.

g) Maintenance of the pool including weekly cleaning and sanitation. Also servicing the water pump engines.

h) Gardening: Daily keeping an eye on the timers for any malfunction regarding the water tank and pump, and watering plants that need separate care. Cutting the grass and hedges weekly. Spraying medicine when necessary.

 

 

 

 

2. HOLIDAY LETTING MANAGEMENT

a) Holiday Lets – Arrivals

1. Liaise with owner/Agent and keep diary
2. Note time of arrivals/ departures
3. Arrange airport pickup - drop offs/ keys where necessary
4. Arrange car hire with owners commission
5. Clean property thoroughly
6. Prepare bedrooms and bathrooms with necessary linen/towels
7. Provide welcome pack, (purchased on your behalf and billed to you, we recommend around £15 with fresh flowers) and leave personalised welcoming card to the visitors. We follow-up with a next morning courtesy visit to ensure everything is OK and help with their queries.
8. Provide Holiday Information Pack.
9. Check all equipment/lights/gas in working order and replace where necessary.
10. Check water supply and plumbing.
11. Replace mosquito machine tablets, candle and matches, gas etc.
12. Provide Bin Liners.
13. Purchase and provide extras at owner’s request.
14. Confirm return flights on behalf of customer, as required.

b) Holiday Lets – Departures

1. Switch off all electricity / gas, checking all still in good order.
2. Note any breakage/damage and report these as soon as possible in order to secure deposit if necessary.
3. Remove all perishables and clean fridge, empty bins, remove rubbish and replace consumables, as required.
4. Remove all bedding and towels etc for laundering.
5. Restore furniture etc. to place.
6. Check inventory.
7. Secure property.
